  • HOW MANY OWNERS AND PROPERTIES DO YOU MANAGE? HOW LONG HAVE YOU MANAGED THOSE CLIENTS?
    Christina and Alex have been hosting on Airbnb for 10 years and I founded the company in 2017. We manage about 80 rentals. Most of our homes are Airbnbs but we do any sort of residential rentals. Our unique offerings include 3 year leases and film rentals. Two of our homes are featured on Season 18 of "So You Think You Can Dance" on Hulu and Fox. We manage 80 listings for about 60 property owners. Many clients have multiple properties with us. The time that clients have been with us varies based on when they started. Even our clients that joined us in 2017 are still with us which is such an honor to continue helping them with their investments after all these years.
  • HOW MUCH MONEY CAN I EXPECT TO MAKE?
    We have clients with multiple homes earning a living hosting, and we have clients that host spare rooms! The income you can make depends on many factors. As part of our consultation, we will give you insight into how much money you can make.
  • IN WHAT CITIES/COUNTIES DOES YOU TOO CAN HOST OPERATE?
    End-to-end furnished rental management at the 20% fee + cleaning fee level is available in Atlanta, Decatur, Brookhaven, Chamblee, and Smyrna. We operate in Fulton, DeKalb, Gwinnett, and Cobb counties. We are open to expanding to Tucker, Stone Mountain, East Point, and South Fulton. We operate in all 50 states for online listing set-up and on-going online management at the 10% fee level. We are in Tennessee and Florida with plans to expand to Alabama.
  • WILL YOUR COMPANY SET UP MY LISTING FOR ME?
    Yes, setting up the online Airbnb listing is $50 / listing. We can list your houses, apartments, campers, yurts, castles, and more. If you can live in it then we can rent it! Photos are required and we can take those for you for an additional fee. For properties that we have listed and that we manage on-going, we will gladly list on other sites such as VRBO, at no charge.
  • WHAT SERVICES DO YOU PROVIDE?
    We allow you to rent out your home without the hard work. We design and decorate your space, take professional photos, set-up the online listing, manage inquiries, manage check-in and check-out, and clean between stays. We list your property on Airbnb, VRBO, and Zillow to get your place booked up! We offer two levels of service: 20% to manage all of the above offering plus cleaning and inspections between stays. The cleaning fee also goes to us. The 20% fee option is currently provided in the Greater Atlanta Area and in Chattanooga, Tennessee! Ask us about full-service rates for medium-term rentals. 10% management fee to create and update the listing, pricing, inquiries, and guests. The 10% fee option is currently offered internationally for listings in English and Spanish.
  • DO YOU HAVE ANY STANDARDS FOR THE TYPES OF PROPERTIES THAT YOU WILL MANAGE ON AN ON-GOING BASIS?
    We set-up any type of listing for you to manage on-going, however we do expect certain things of the properties that we manage on-going. A property that we manage: Is clean and organized Is accessible via a keypad for easier access for You Too Can Host and your guests Is furnished Has reliable internet access Has all utilities hooked up and working Is owned or leased by you (you can’t rent out your parents’ home without their written permission) Has at least a small cabinet to store supplies like toilet paper and soap Has trash service or a drop-off site (Recycling would be great too!) Has the required amenities from our checklist such as trash cans, a coffee maker, shampoo, and soap (consumables are provided with the 20% management fee option)
  • WHAT FURNITURE IS EXPECTED IN A SHORT-TERM RENTAL LISTING?
    Each room that is included in the listing should contain furniture but that can vary greatly from home to home. Required: Beds are the most important and you may even put one in the living room to sleep more people. Towels and bedding must be provided. Internet is also mandatory as it is a main method of communication with the guests! Suggested: A dining table with chairs, a sofa, and a TV are all suggested, but optional depending on the space. You Too Can Host can design and decorate your space to make it short-term rental ready!
  • MAY I SET HOUSE RULES?
    Yes, during the listing set-up we will discuss in detail your wishes for renting your home. Some hosts do not want any animals in the home. Some hosts do not want the guests eating in the bed. Whatever your rule is, we can incorporate it into the listing. Maybe you just want the air conditioning turned off when the guest is not at home. All potential guests agree to the rules before they book.
  • ARE THERE ANY PROPERTIES YOU WILL NOT REPRESENT?
    We do not represent shared space listings where the guest does not have a closed-door bedroom to himself. We do not list unfurnished properties on home-sharing sites such as Airbnb but we can market, show, and lease the property on a long-term basis. Just e-mail us at youtoocanhost@gmail.com.
  • WHAT DO YOU DO FOR SHORT-TERM RENTAL OWNERS? WHAT DOES YOU TOO CAN HOST MANAGEMENT SERVICE INCLUDE?
    The 20% fee + the cleaning fee includes all management associated with running the listing day-to-day and keeping your house maintained. While the guest is staying in your home we will handle any issues that arise to ensure that all guests have a fabulous experience! We handle the cleaning and restocking amenities after each booking as well as calling the plumber, handyman, or electrician. We can meet with recurring maintenace teams such as pest control. We are your hands-on managers for your property.
  • IS THERE ANYTHING THAT YOU DO NOT DO?
    We do not do landscaping.
  • DOES YOU TOO CAN HOST MEET THE GUEST UPON ARRIVAL?
    All of our properties will have a lock that can be opened using a code to allow for self check-in. We do not meet guests upon arrival.
  • I ALREADY HAVE A LISTING. DO I STILL NEED TO GO THROUGH ON-BOARDING?
    Yes, we still require the in-home consultation so that you can tell us about your property and your hosting style. We will visit your property and can take over your existing reservations from there.
  • I HAVE A PROPERTY THAT I COULD RENT OUT BUT DO NOT WANT TO RENT IT ALL THE TIME? WILL YOU STILL WORK WITH ME?
    The great thing about the % fee price is that we make money only when you make money. We will rent out your space only when you want. It could be as little as once per year! Have a family member staying in the apartment for her summer internship? Just block the calendar off and we won’t book anyone during that time.
  • WHAT DOES IT TAKE TO GET STARTED?
    First you need to have a Consultation with Alex or Christina. From there we will plan out what you need to get your Airbnb ready and create the listing. If you are not ready for on-boarding and just want to discuss in-detail about your property, the consultation can be booked so that we can visit and go over ideas and plans.   • WHAT IF I DECIDE IN A FEW MONTHS THAT I AM READY TO MANAGE MY OWN LISTING?
    We think that is great! While we would gladly run your listing for the long-term, we will hand it back off to you when you are ready. No fees charged!
  • AT WHAT POINT IN THE PROCESS IS THE 10% OR 20% FEE PAID?
    Airbnb has a feature that will split payouts for a reservation. Airbnb releases the payment the day after check-in and the funds arrive to the connected bank account within 5 business days. You Too Can Host and the host get paid their respective percentages at the same time. If adjustments are needed to account for cleaning fees, that is done at the beginning of the next calendar month.
  • DOES YOU TOO CAN HOST PROVIDE BASIC FOOD ITEMS SUCH AS SNACKS, COFFEE, SUGAR, CREAM, ETC?
    You Too Can Host does not provide any perishable food items. Tea, coffee, and sugar will be provided to guests since that is not perishable. Food is challenging to maintain on an on-going basis and local law often prohibits short-term rentals from providing food. Offering such items may be running the risk of attracting bugs or one of our guests getting sick from a food item we provided. As the host you may provide food items but You Too Can Host will not be able to maintain or restock such items since we do not have the appropriate licenses or inspections for offering food. Tea, coffee, and sugar will be provided to guests since that is not perishable.
  • IS IT LEGAL TO RENT OUT MY HOME?
    In many places, including Atlanta, it is legal to have roommates or tenants in your home. The exact zoning regulations vary from city to city. These regulations, if any, will be discussed in depth during the on-boarding process.
  • HOW FAST DOES YOU TOO CAN HOST RESPOND TO INQUIRIES AND RESERVATIONS?
    We respond within 15 minutes between 8am and 10pm on weekdays & 9am to 7pm on weekends.
  • SINCE I AM THE OWNER OF THE PROPERTY MAY I DO THE CLEANING?
    Yes. The 10% fee option includes online management but you are still responsible for the cleaning and restocking between reservations. We can help you set up notification e-mails and texts to remind you about the upcoming check-in!
